Photography and Floor Plans

We are highly experienced in many types of residential & commercial advertising photography. We offer a full photography service that covers photography of every room and exterior areas too. Enhanced Post production is included in all of our photography packages.

We use professional equipment to ensure we always produce the highest of quality. Wide angle lenses are amazing for making even the smallest of spaces look big, however they often distort the image towards the edges of the frame. If you want to show that beautiful view from the living room window but you also want to keep the room well lit, using flash is essential . . . and tricky! Knowing how to professionally correct lens distortion and how to colour correct your images is the difference that could make or break your sale.

When marketing any property one of the most painful things to see is poor photography. A good quality camera in the hands of a professional, will do your property justice with exceptional Property Photography. Unless you are proficient in high-end photography and post production skills then it’s best you leave the photography to us.

Here is a quick guide on how to make the most of your property and get the best interior and exterior photography shots you can:

Exterior Property Photography: Hide wheelie bins and move cars. Tidy the front garden and path to the property. We know it’s a pain but grab the mower out mow the lawn! Set out garden furniture and tidy the little ones’ toys away.

Interior Property Photography: Clear clutter and put utensils away. Open blinds and curtains. Bins are unsightly and not everyone loves Rex the dog so hide away the pet food bowls. Interior photography relies on clean lines and well lit areas. Where possible hide away wires and if needs be unplug appliances and hide the cables. Lighting is king so if it’s grey outside ensure lights work which will give a warm homely feel to your property.

Floor Plans

A floor plan is a scaled diagram of a room or building viewed from above. The floor plan may depict an entire building, one floor of a building, or a single room. It may also include measurements, furniture, appliances, or anything else necessary to the purpose of the plan.

Floor plans are useful to help design furniture layout, wiring systems, and much more. They're also a valuable tool for real estate agents and leasing companies in helping sell or rent out a space.

Floor plans are essential when designing and building a home. A good floor plan can increase the enjoyment of the home by creating a nice flow between spaces and can even increase its resale value.

Rightmove released a study in 2013 that suggests that real estate buyers consider floor plans not just nice to have, but essential when looking at properties. One in five said they would ignore a property without a floor plan. They also rated floor plans more important than photos and the description of the property. On the flip side, when sellers consider hiring a real estate agent, Rightmove found that 42% wouldn't hire an agent that didn't offer a floor plan.

Adding a floor plan to a real estate listing can increase click-throughs from buyers by 52%.

You can also use a floor plan to communicate with contractors and vendors about an upcoming remodeling project.
